Folsom Ranch
Welcome to Folsom Ranch, a community designed from the ground up to provide you with a nearly perfect place to live and work. Our community features a vibrant town center, modeled after a small-city downtown, which provides a sense of community often lacking in suburban neighborhoods. Our town center, with its collection of small blocks laid out in a classic grid pattern, is the hub for high-density single- and multi-family housing, commercial and civic buildings, as well as various recreational amenities.
Folsom Ranch is an ideal location for families as it features a public high school, middle school, and five elementary schools. With nearly 10,000 homes to be built and two large community parks, as well as smaller parks accessible to every neighborhood, there is something for everyone.
The community boasts over 1,000 acres of preserved open space, with Alder Creek flowing through a nature corridor nestled in gentle hills, teeming wetlands, and groves of blue oaks. Wildlife abounds in this area, providing generations of Folsom residents and visitors with the opportunity to enjoy this rich bounty for a long time to come.
At Folsom Ranch, we have made it our mission to reduce traffic congestion on existing streets by creating a transit plan designed around transit connections and the reduction of greenhouse gas emissions. Our transit plan includes an abundance of transit improvements and a road system that is currently under construction, with two Highway 50 interchanges and the Alder Creek Parkway, just to name a few.
Folsom Ranch offers a whole new trail system for Folsom, featuring trails in pristine areas along Alder Creek and through oak woodlands that have not been encountered by humans in decades. With over 30 miles of new paths and bike trails, it's no wonder Folsom is known for its trails.

Schools
Folsom Ranch is designed with families in mind, ensuring that new schools, parks, roads, and transit are financially independent and come at no cost to existing Folsom taxpayers. The community plan includes five new elementary schools, a middle school, and a high school, all fully funded through state funds, developer fees, and a general obligation bond. These schools will be built in tandem with the neighborhoods, and until they're available, students can attend existing schools north of Highway 50.
The first elementary school at Folsom Ranch is designed to accommodate 668 students from kindergarten through fifth grade, featuring flexible spaces that adapt to changing student populations and educational programs. Each of the five elementary schools in Folsom Ranch will be conveniently located adjacent to a park site.
The Folsom Cordova Unified School District has enthusiastically endorsed the Folsom Ranch project design, and a new public library branch is planned for the town center, offering the same services as the Georgia Murray Building.
Businesses
Folsom Ranch is perfectly situated for easy access to major cities and recreational opportunities, just 107 miles from San Francisco, 140 miles from San Jose, 74 miles from ski resorts, and 84 miles from Lake Tahoe. The community is a prime example of smart growth, balancing development with a mix of housing, transportation, shopping, and recreation. As the area continues to develop, nearly 8,000 new jobs are expected to be generated, allowing residents to enjoy shorter commutes and more time with their families.
The Folsom plan area focuses on attracting a diverse range of businesses, with flexible zoning that allows for everything from corporate campuses to small offices and shops. The high-tech industry is a major recruitment focus, as the Sacramento area has become one of the fastest-growing tech-job markets in the country. Retail centers will be easily accessible to all neighborhoods, providing grocery stores, restaurants, medical services, theaters, and more.
